Thousand Oaks ADU services
Eleven services, one team. Choose a unit type that fits your lot, or start with design, permits and site work if the property raises questions first. Each page explains how that service plays out on Conejo Valley ground.

A new freestanding home in the backyard. We site it around oak root zones and slopes, design the foundation to the soils report and handle city or county permits through final inspection.

A unit built against the main house with its own entrance. Useful on narrow or tree-heavy lots, with short utility connections and exterior details matched for HOA review.
Learn More
An existing garage rebuilt inside as a legal studio or one-bedroom. Lost parking need not be replaced, size caps do not apply, and the backyard stays untouched.
Learn More
A suite of 500 sq ft or less inside your house, with an exterior door and efficiency kitchen. No new footprint, no impact fees and a light permit.
Learn More
Living space added on top of a garage, keeping the yard and covered parking. Structural upgrades, stairs and height limits are planned before the first drawing.
Learn More
Factory-built units installed on a foundation we build. We check street and crane access, permit the site and connect utilities once the unit is set.
Learn More
New backyard units plus conversions of storage rooms and garages on duplex and apartment lots, planned under the multifamily rules California expanded in 2025.
Learn More
Site surveys, oak mapping, floor plans, elevations and engineering assembled into a permit set built for Thousand Oaks and Ventura County review.
Learn More
Submittals, completeness checks, plan check responses, oak tree permits and utility clearances, tracked against state review deadlines until the permit is issued.

The unit type usually picks itself once we know four things about the lot: how much flat, buildable yard it has, where the protected oaks stand, whether there is a garage or spare wing that could be converted, and whether the city or Ventura County has jurisdiction. A flat 1960s tract lot points one way, a hillside parcel next to open space another, and a rural acre in Santa Rosa Valley another still.
Conversions (garages, bedroom wings, outbuildings) reuse existing structure and sidestep unit-size limits. New construction (detached, attached or above-garage units) gives more freedom of layout but brings foundations, utility runs and, often, tree and slope work. Prefab is a construction method that fits some new-build sites well and others poorly, depending on crane and truck access.

Three of our services sit underneath all the others. Design turns a site survey into permit-ready drawings that account for specific plans, HOA standards and fire-zone details. Permitting carries those drawings through the City of Thousand Oaks or the county, along with any oak tree permit and utility clearances. Site work covers grading, retaining walls, foundations, sewer and water lines and electrical upgrades with SCE.
Owners sometimes hire these pieces from different firms. We keep them in one office because the problems overlap. A foundation choice depends on the soils report, which affects the oak permit, which changes the site plan, which goes back to plan check. One team means those changes travel in hours instead of weeks.
Some ground rules hold whatever unit you choose. Review is ministerial, so a compliant ADU gets no public hearing. Agencies must flag an incomplete file within 15 business days and, where a house already stands, issue a decision on the finished file within 60 days. Units of 750 sq ft or less carry no impact fees. Rentals must run longer than 30 days.
Local standards are less settled. Thousand Oaks rewrote its ADU ordinance (No. 1747-NS) in March 2026, and HCD's June 2026 letter found parts of it out of line with state law. The county's 2024 update, by contrast, has HCD's confirmation. We check whichever applies against the statute on each job.
The finish work is where an ADU becomes somewhere people want to live. Kitchens are sized to the unit, from an efficiency kitchen in a junior ADU to a full galley or L-shaped layout in a cottage. Bathrooms lean toward curbless showers and wide doorways for owners planning to house a parent. Plumbing is grouped on one wet wall wherever possible to cut trenching and slab work.
Finish choices follow the purpose of the unit. Rentals get durable, easy-to-clean surfaces. Family suites can carry the details of the main house. Either way, we price finishes openly during design so the budget reflects the choices you actually make.
FAQs
Usually a junior ADU, followed by a garage conversion, because both reuse existing structure. New detached and above-garage units cost more, especially on sloped or oak-heavy lots.
Yes. We prepare the drawings, manage permits and build the unit, so one team is responsible from the first site measurements to the final inspection.
A single-family lot may hold three by right: a junior unit inside the house, one conversion and one new detached building. Multifamily lots have their own, larger allowances.
Yes. We permit projects through Ventura County in Casa Conejo, Ventu Park, Lynn Ranch, Rolling Oaks and Santa Rosa Valley, as well as through the city.
