Attached ADU Construction in Thousand Oaks

Sharing one wall with the main house, an attached ADU still gets its own door, kitchen and bath. On narrow or oak-heavy Thousand Oaks lots, it is often the shortest path to a legal second unit.

When an Attached ADU Beats a Backyard Cottage in Thousand Oaks

Plenty of Conejo Valley yards look roomy until you map them. A heritage oak shades the back half, the lot falls off toward a canyon, or a pool and patio fill the only flat ground. Building against the house uses space that is already level and already disturbed, and it keeps the new foundation out of the root zones the city protects.

The other advantage is the utility run. A detached unit at the back of a deep lot can need a long sewer trench and new electrical feeders. An attached unit ties into plumbing, gas or electrical lines a few feet away. On a property with an aging clay sewer lateral, that short connection can be the difference between a simple tie-in and replacing the line all the way to the street.

Attached ADU Size, Height and Setback Rules

State law treats attached and detached ADUs a little differently. An attached unit may rise to 25 feet unless the zone caps height lower, though it never has to exceed two stories. That opens the door to a second-story attached unit over a family room or a side wing, which keeps the yard open.

Size is measured two ways. No local cap may fall below 850 sq ft, or below 1,000 for a unit with two bedrooms or more. Cities without a valid ordinance fall back on a state default, which holds an attached unit to 50 percent of the main home's floor area but never below 800 sq ft. Because Thousand Oaks adopted a new ordinance in 2026 that the state has questioned in part, we read the current city standard and the statute side by side before fixing a square footage.

Setbacks follow the 4-foot side and rear rule for the new portion. The front setback is the one area where local rules have more say, which matters on corner lots and on homes set close to the street.

Matching an Attached ADU to Thousand Oaks Homes and HOAs

An attached unit reads as part of the house from the street, so the exterior has to match. The single-story ranch homes of Casa Conejo and older Newbury Park take a low-pitched roof extension and stucco to match. The two-story Mediterranean and California ranch styles common in Lang Ranch and Dos Vientos usually call for matching tile roofing, trim profiles and window patterns that an HOA architectural committee will compare against the original.

In specific plan areas, we pull the plan's design standards along with the association's guidelines. State law prevents an HOA from banning ADUs outright, but it can apply reasonable design review, and a submittal that already matches the house moves through faster.

Inside, the shared wall needs a fire-rated assembly and sound separation. We detail it so the two households do not hear each other, and so a door between the units, if you want one, meets code.

  • Roofline and stucco or siding matched to the existing house
  • Rated, insulated shared wall between the two units
  • Separate exterior entrance away from the main front door
  • HOA architectural submittal prepared alongside city plans

Permits for Attached ADUs in the City and the County

On city parcels, Planning looks at the ADU itself while Building handles structural, energy and life-safety plan check. Because the work touches the existing house, the plans also show how the new walls, roof and foundation connect, and whether any existing wiring or plumbing must be brought up to current code where it is opened.

If the property sits in one of the unincorporated islands, such as Lynn Ranch or Rolling Oaks, Ventura County reviews the attached unit under its zoning ordinance and building code instead. Either office owes you a completeness answer in 15 business days, then a decision inside 60 days once the file is whole.

What an Attached ADU Gives a Thousand Oaks Home

01

Attached ADU Keeps the Backyard Open

By building against the house, the unit uses ground that is already disturbed and leaves lawns, gardens, pools and oak canopies where they are. On smaller lots, that keeps the property feeling like a family home rather than a compound.

02

Shorter Utility Connections

Water, sewer, gas and electrical tie-ins sit only a few feet away, so trenching is short and the risk of disturbing tree roots or old laterals drops. That often trims both the site work schedule and the budget.

03

Attached Unit Close Enough for Caregiving

A parent who needs help can live a wall away with full independence. An optional interior door, built to code, lets family check in quickly while each household keeps its own kitchen, bathroom and front door.

04

Room for a Second Story Attached Unit

Attached ADUs can reach 25 feet where zoning allows that much, so a second-level unit over a wing of the house is possible where a backyard cottage would crowd the lot.

FAQs

Thousand Oaks Attached ADU FAQ

Must an attached unit have a separate entrance?

Yes. An ADU must have independent exterior access so it can function as a separate home. An interior connecting door is optional, and if you add one, it has to meet fire separation requirements.

Can an attached ADU have a separate address and meters?

It can be assigned its own unit number for mail. Separate electric meters through SCE are possible and depend on your service and panel. Water meter options depend on which water purveyor serves your lot.

Will my HOA in Dos Vientos or Lang Ranch approve an attached ADU?

Associations cannot prohibit ADUs, but they can review design for consistency. We prepare the HOA submittal with materials, colors and roof details that match the original house, which is usually what architectural committees look for.

What affects the cost of an attached ADU?

Size, whether it is one or two stories, how much of the existing house is opened up, foundation conditions, roof tie-in complexity and finish level. Units over 750 sq ft also carry impact fees scaled to the size of the main home.

Do I need to add parking for an attached ADU?

At most one space, and only if no state exemption applies. A tandem space on the existing driveway counts, and parking removed to make room for the ADU does not have to be replaced.
